  • Understanding the market is #1. I'm always keeping an eye on local New River Valley market data, buyer demand based on research and experience, inventory, and even local neighborhood trends. 

  • What is “positioning?” First, it involves comparing your home to other homes that have recently sold AND homes that are currently for sale based on all sorts of criteria: square footage, condition, features, location, layout, and even intrinsic factors like the view. After that, it’s all about pricing so that your home is in the best position to sell among the field!

A major factor in setting the price is the condition of your home! I'll work with you to:

  • Organize and stage your home to showcase it in the best light possible! Every home is worth selling, no matter your budget to get it ready. There are ways to make your home look the best it can that don’t involve spending money you don’t have!

  • Find local contractors/vendors to help with any little projects that might make a big difference! Pressure washing, fresh mulch, having carpets cleaned, replacing that ripped screen on the window by the front door. Little things make a huge difference!

  • Factor any damage & existing issues that we’re not able to remediate prior to the sale, if applicable, into the price of your home.
